What advice would you give to people considering the purchase of a historic bed and breakfast?

My advice to anyone considering the purchase of a historic bed and breakfast, first and foremost, is to have a thorough engineering study done prior to the purchase. This helps reduce the number of "surprises" later on. It would also help to be handy, something I am not! If it can break down, it will! And usually when you have a houseful of guests.
